HOW MUCH WILL IT COST?
The investment you make with us for your new home design, is based on a fee structure, as disclosed below or you can pay for drawings you think you may need which will often cost more if you use all the drawings on the list. However we offer a full guarantee that makes working with us, a logical choice.
Have you ever heard the saying “You get what you have paid for”? “There is no such thing as a free lunch”? My services provide you with the best assistance and support to achieve excellence in design.
Group or project builders build the largest proportion of houses in Perth because they market themselves giving you a free or minimal cost home design service. Do you remember the sayings I mentioned before? The cost of your home design is included in their markup, or more importantly you pay for the free home designs for those who never build.
With Architecture at its Best we charge you precisely for any work undertaken so no one else pays for your home design and you don’t pay for anyone else’s home design. We are therefore able to price your home design at cost price so you receive real value for money and the profits you may have made and otherwise paid to a group builder through their high markups now become yours and stay in your pocket.
At our discretion we can however provide you with a concept design addressing the needs you have, but it is a simple home design sketch and will not be guaranteed to obtain council approvals but can be used in the decision making process to see if we have listened properly to your needs and that we can work together from beginning to end in designing and building your new home.
If you do like the home design and decide you would like to proceed with us then the fees as disclosed below would apply, the first fee would be required to be paid to begin the next stage in the process.
Our fees include providing drawings guaranteeing Council Approval which invariably takes six weeks before Council will give an answer. If there are any anomalies in the home design that are outside the R-Codes and council building requirements then we would commence with working drawings only at approval at which stage a second fee would need to be paid.

Home Design Initial Sketches 15% of the total fee
Developed Home Design to gain planning approval 15% of the total fee
Building License Drawings 60% of the total fee
Supervision 10% of the total fee
Investing more than $500,000 9% of the contract price
Investing more than $300,000 10.5% of the contract price
Investing less than $300,000 14% of the contract price
Commercial 14% of the contract price
All fees are required to be paid at receipt of drawings and payments can be made by direct credit to Westpac BSB 736237 A/N 637351
All fees exclude GST, prints and,
- Quantity surveyor
- Electrical Engineer for specific design requirements
- Mechanical Services Engineer for specific HVAC design. (Home Design performance parameters are included in our documentation for a ‘design build’ inclusion in the contract.)
- Topographical surveyor
- Geological Engineering Services
- Geological soils tests and report
- Fire Engineer for specific design
- All council application and planning fees
